Lease Take Over Summary

THE APARTMENT

Efficiency apartment, 516 square feet. Features the following:

• Individual heat/AC control
• Ample closet space
• Separate kitchen w/ dishwasher, microwave, stove/oven, sink w/ disposal, and refrigerator, as well as 9 cabinets
• Cable, phone, internet ready
• Small wall safe

$1,195 per month. I am looking for someone to take over my lease, which expires August 31st, 2009. After this date, the lease becomes month-to-month.

I am very sorry to be giving up this apartment, but my current job ends on June 30th and I’m moving back home before entering on active duty in the military.

The apartment will be available on July 1st, 2009. Renter will be required to pay the July rent. The lease you will be taking over is a standardized Virginia lease.

THE BUILDING

The building is called Dorchester Towers (not to be confused with Dorchester Apartments, which is across the street). Highly rated on www.apartmentratings.com.

The apartment is on the sixth floor of eight. The building features:
• Tennis court
• Pool
• Rooftop garden with exceptional view of the District, swings, and a small grassy area – very pretty and peaceful
• Rose garden
• 2 coin-operated washers and dryers on each floor
• Key-lock mailboxes on the lobby floor
• 24-hour let-in service if you are locked out
• Non-assigned parking space (there is enough for every tenant’s car(s), and then some)
• 2 lobby elevators, 1 rear elevator, and 1 centrally located service elevator
o Service elevator is about 20 feet from apartment door – easy to transport furniture to and from apartment
o Service elevator has floor-freeze function, and opens to loading dock

THE AREA
Located in downtown Arlington, about ten minutes from Rosslyn. Easy access to highways 50, 66, and 395.

Located about half a mile from the Hatfield Gate of Fort Myer. About .8 miles from the Navy Annex and the United States Air Force Memorial, and about a mile from Arlington Cemetery and the Pentagon.

CVS, Hair Cuttery, and movie theater within walking distance. Good (and very safe) area for running or other outdoor exercise at any time of day or night. Pentagon City Metro is about 1.5 miles away; Metrobus pickup within a block. Texaco gas station is a block away; others in just over a mile.

IN ADDITION
Since I am moving home, I am looking to sell the following furniture. The new tenant will have first chance to buy:

I currently have Verizon FIOS cable TV, internet, and phone service for about $125 a month. If you would like, we can talk to Verizon about transferring this service to your use.

SECURITY DEPOSIT
I paid a $400 security deposit. New tenant will pay a $300 deposit to me; when you move out, you get the original deposit, so an extra $100.
