Question : How do lease transfers work?
Answer : The basic lease transfer process is the same for all apartments. The individual wishing to assume the lease submits a credit application to the Property Owner or administration. The Property Owners will make a decision on the credit worthiness of the applicant(not all apartments require credit check). If approved, lease transfer documents are prepared and signed by the original and assuming lessees. The transfer is complete when the signed documents are returned to the landloard/Property Owner and processed. There are variations in the fees and details for each leasing company. The Apartment Lease Depot service is on board to assist with these variations and details as you navigate through the transfer process.

Question : How can I find information on my apartment contract?
Answer : Call your Property Owner and ask them to email or fax you the conditions of your lease contract. The other option is to check your lease since all the information should be on the original Lease Agreement.

Question : Are there any additional fees involved in lease transfers?
Answer : There are two kinds fees involved in transferring a lease with the aid of Apartment Lease Depot. These include the nominal fees charged by Apartment Lease Depot to list vehicles and facilitate the lease transfer process, and those fees required by the Property Owner who owns the apartment. Question : Are Buyers and Sellers free to negotiate their own terms?
Answer : The Buyer and Seller of a lease are free to negotiate many details of the lease transfer, as long as they do not interfere with the rules set forth by the specific Property Owner or are in violation of any laws. A common example of a negotiable detail surrounds who will pay the leasing company's transfer fees(if any). Sellers are also free to offer or require cash upfront as a part of the lease transfer deal. Remember, normally the terms of the lease, including monthly payment and lease-end date remain fixed and are controlled by the Property Owners.

Question : How is the lease transfer initiated?
Answer : The Lease Seller starts the lease transfer process by accepting an offer from an Apartment Lease Depot take over member. Once a Buyer has agreed to take over the lease and completed a credit check with the appropriate property management team(landlord or administration for that building), the Seller is then notified and the process begins with 'letters of intention'. The seller confirms they wish to transfer to the buyer and the buyer confirms they wish to accept the lease transfer. That’s it!

Question : When is the lease transfer final?
Answer : The lease transfer process is final when the apartment landloard/property owner receives all required lease transfer documents and fees for the transaction. It's over when the building owner says that it is official.

Question : What happens to the security deposit when a lease is transferred?
Answer : The security deposit is sometimes offered by the Lease Seller as an incentive for someone to take over the lease. Sometimes the Lease Seller will ask the landloard for their security deposit back and the new Lease Take Over member would be required to put the security deposit down. All of these details should be worked out with both members and the landloard/building owner.

Our Gold Membership is $49.99 and the ad is valid for 48 Months and you can post up to 10 pictures. Our Diamond Membership is our maximum exposure package. It is currently on special for only $99.00(competitors charge up to $300 per listing!) and is good until the apartment is rented and you can add as many photos as you wish! If you have any doubts or concerns we also offer a free trial but it doesn't allow more than 1 picture and you don't have access to your message inbox on our site so you have to post your contact details directly on the advertisement. The listing represents a great value when compared to competitors and with the early termination costs avoided by finding a Buyer to take over a lease and the ability to move from Lease to Lease as required. Answer : Before listing, you will want to have or know as much information about your lease as possible. Simply see some of the listings currently on our site to see they type of details you will need. Also prepare some pictures of the inside and outside of your building. You will be prompted to add pictures after you have posted your lease details.

Question : How do I list my Apartment Lease with Apartment Lease Depot?
Answer : To list your apartment lease, simply click on Sign Up to register. Once logged in you will see a button "Add Lease Listing" or "Post Lease ad" from any page on the site. >From there you will be led through a simple listing process where we will collect contact information, lease information and details on your lease. Question : Can I add my own picture to my Apartment listing?
Answer : Yes. You will be able to add as many pictures as your Membership allows using a simple browse button. Make sure the pictures are stored on your computer, click the browse button, click the image file and you are done! It is real simple and user friendly.

Question : How do I find my listing?
Answer : Once you have posted your ad and selected a Membership Package you will be able to click View Listing anytime. Here you can edit your lease, edit your pictures, upgrade your package and even remove your listing. Also you will have a unique ID number which is referred to as your ALD#. On any page you can enter it in the Search by ALD# to quickly see your lease listing or you can provide this number to other people so they can quickly find your lease on ApartmentLeaseDepot.com for advertising purposes.

Question : How do I change information on my vehicle listing or account?
Answer : You can edit your listing or update your contact information when you Sign-in to your ApartmentLeaseDepot.com account. To edit the listing, first click on “View Lease Listing” then click “Edit Details” or “Edit Photos”. Simply change any details required and submit. The process follows the same steps, which you followed when you originally input your information. To update contact information, click on “Edit Profile” in the Members Area then make any changes required and submit.

Question : Can I offer incentives to make my listing more attractive?
Answer : Yes! In many cases it may make sense for a Seller to sweeten their deal by offering an incentive. Typical incentives include offering to pay any transfer fees, offer cash for taking over the lease,offer an old appliance, tv, or another item to sweeten the deal. If you apartment is not that attractive, offering an incentive is a good way to offset these negatives and improve your odds for success. Listings with incentives usually transfer quicker than those without so we highly recommend it!

Question : How do I offer an incentive to increase my chances of getting out of my lease?
Answer : When you are filling in all the details of your lease you will see an area to add a cash incentive. You also are provided with comment boxes to add any additional info and offers.

Question : How do I renew / upgrade my listing?
Answer : You will be notified 3 days before your ad expires via email to upgrade or renew your membership. Also you can simply log into your account area and upgrade or email us at support@apartmentleasedepot.com and we will be more than happy to assist you.

Question : How do I remove my listing?
Answer : You can simply login and click on your listing and there will be an option to "remove listing" or "transfer lease" and it will immediately be removed. You can always email us and we can remove it for you if need be.

Question : How do I initiate the lease transfer?
Answer : Since we don't charge a transfer success fee as our competitors normally do, once you have found an eligible match you will simply contact the building owner to complete. They have all credit applications and lease transfer documents.

Question : Am I still held liable once the lease has been transferred?
Answer : Make sure with your Property Owner that all legal and financial responsibility for your old lease will be absolved once the transfer is finalized. This is normally the case. However it is up to you to speak to the landloard/property owner and get all the proper documents and information.

Question : How do I save money by taking over someone's lease?
Answer : On top of the possible cash incentive, if you assume the remainder of an active lease, you could get the benefits of lower monthly payments, free furniture, other free stuff, and a short-term lease. Many of our members trying to get out of their lease will even offer you the security deposit if you assume their payments.

Answer : ApartmentLeaseDepot.com currently does not charge Lease Buyers any fees however depending on the arrangement made with the respective Lease Seller, he or she may have to pay a credit application fee or a lease transfer fee. Again, this is all part of the negotiation process.

Question : Do I need good credit to takeover a lease?
Answer : All Property Management Companies have their own standards for decision making on credit approvals, and for this reason it is difficult to say what type of credit history is required in order to gain approval on a lease transfer. Many apartment owners do not even require a credit check so it's best to check with the owner/landloard.

Question : What if I can't find what I'm looking for?
Answer : We allow you to Save Your Lease Search so that when someone else posts a "matching" lease ad, you will be notified. When you do a search for a lease, click the "save search" button and it's saved! Also be sure to set your email preferences to "Receive Emails" in your Edit Profile account area.
